Our Proposals

Our new development at Westfield Road will consist of around 300 bedrooms in a cluster apartment format of five, six and eight bedrooms with a dedicated kitchen and living space.

The site is located within the Gorgie / Dalry area of Edinburgh, west of the City Centre. The site is currently vacant, with a mixture of office, residential, retail and industrial uses in the immediate vicinity. Planning Permission was granted in 2019 for student accommodation at 24 Westfield Road, which is currently under construction.

The proposals will provide the redevelopment of a vacant site within Edinburgh’s urban area for purpose built student accommodation. The development comprises the location of the student accommodation set back towards the rear of the site, with an open space, landscaped area to the front. The development will provide external and internal amenity spaces, access, cycle parking and landscaping. The initial proposals have been discussed with the City of Edinburgh Council planning department, as part of their formal pre-application process, along with taking account of the characteristics of the site and surrounding context.

Edinburgh Local Development Plan 2016

The site is located in the urban area, where a range of developments are considered to be acceptable in principle, providing they adhere to other relevant policy and material policy considerations within the LDP and planning guidance.

The application site is in a location with good connections to public transport. The site is located on Westfield Road, which offers high frequency bus and tram connections to the city and west Edinburgh. Campuses including Edinburgh Napier, University of Edinburgh and Heriot Watt can be accessed by bicycle and walking from the site.

Edinburgh CityPlan 2030

Edinburgh CityPlan 2030 is currently at Proposed Plan stage with representations being received up until 20 December 2021. The Council are currently considering the representations received prior to submitting to Scottish Ministers in 2022.

The site is similarly located within the urban area, and reflects the policy position from the adopted LDP. Further policy guidance is provided on student accommodation, where sites should be located where it provides the following:

  • Good access to public transport and active travel routes to higher education facilities;
  • Suitable amenity to students, including open space;
  • No more than 10% studio flats are provided;
  • There will be no adverse impact on the established character of the area.

HSE Consultation Zone

The site is also located within the HSE Consultation Zone due to the proximity to the McFarlan Smith Pharmaceuticals Company, and the applicant has met with HSE to discuss the development parameters of the site. It is understood that an area of land located towards the south of the application site at Westfield Road is undevelopable, due to the distance this part of the site would be from the Pharmaceuticals Company. It has been agreed that this area will form a landscaped zone to provide communal open space for residents.
